Hillstone orders an independent appraisal and inspection. Our team builds a full budget and profit projection — no algorithms, real human analysis.

You contribute 10%

Agree to the terms and contribute your equity stake. Hillstone covers 90% — purchase, renovation, and carry costs. Zero monthly payments throughout.

Collect your profit

Hillstone manages the renovation and resale. When it closes, 100% of net profit — after our fixed fee — goes directly to you.

I'm an agent, not an investor — can I actually do this?+
You already have what most investors spend years building: market knowledge, property access, and deal instinct. Hillstone brings the capital and the project execution. Your 10% contribution converts that expertise into an equity stake. You don't need a track record in investing — you need a qualifying property and capital to contribute.
Is this a hard money loan or some kind of financing?+
No. Hillstone Real Estate, LLC purchases and sells real property. EasyFlip is not a lending transaction and does not involve an extension of credit. There is no lender, no credit check, no DTI, no monthly interest. It is a capital agreement — Hillstone funds the project and takes a fixed fee at resale. You are not borrowing anything.
What is my exposure if the renovation goes over budget?+
Your exposure is capped at your 10% contribution. Hillstone holds the property and manages the renovation — legal liability for workmanship, delays, cost overruns, and on-site incidents sits with Hillstone, not you personally. You own the upside; we absorb the operational risk.
Does my seller still sell normally?+
Yes. The seller sells to Hillstone as a standard acquisition — a transaction you represent as the buy-side agent. Your investment in the EasyFlip project is a separate agreement between you and Hillstone covering the renovation and resale. Two distinct arrangements.
Do I need to talk to my broker before doing this?+
We'd encourage it. State licensing rules and brokerage policies on agent investment vary. Our team is also happy to get on a call with your broker directly to explain the program structure and answer any compliance questions they may have.
