Hillstone manages renovation and resale. When it closes, 100% of net profit — after our fixed fee — goes directly to your investor. You list the resale.

What agents ask us.

How is this different from hard money?+
Hard money is a loan — it carries interest, requires approval, has monthly payments, and affects your client's credit and DTI. Hillstone is not a lender. We enter a capital agreement with your investor, cover 90% of the project, and take a fixed fee at resale. No credit check. No monthly payments. No lender.
What does my investor client need to qualify?+
The property needs to qualify — not the investor. Hillstone requires an appraisal, home inspection, and preliminary title report prior to closing. No credit score, no income verification, no DTI calculation. The deal underwrites on the property's after-repair value and the project economics.
Can I bring deals from multiple investor clients?+
Yes. There is no limit on the number of deals you can bring to Hillstone. Each project is evaluated independently. Agents who consistently bring qualifying deals are prioritized in our review pipeline.
Do I need to be the buyer's agent on the acquisition?+
We strongly encourage it — and it's in your interest. Representing the acquisition gives you the buy-side commission and positions you naturally as the listing agent on the resale. Both sides of the transaction, one relationship.
What if the renovation goes over budget or the project underperforms?+
Your investor's exposure is capped at their 10% contribution. Hillstone holds title and manages the project — cost overruns, liability for workmanship, and operational risk sit with Hillstone. Your client owns the upside; we absorb the downside risk.
What markets does Hillstone operate in?+
All 50 states, with active major metro areas preferred. Total project cost between $300K and $5M. Target turn-time of 6 months or less from purchase to resale. SFRs, condos, townhomes, and 2–4 unit residential properties.
