How it works
You or your investor client submits the property — address, estimated scope of work, and projected after-repair value. Takes five minutes.
We order an independent appraisal and inspection, build a full renovation budget, and deliver a projected profit breakdown — no algorithms, human analysis only.
Your client contributes 10% of total project cost. Hillstone covers the rest — acquisition and full renovation budget. Zero monthly payments throughout.
Hillstone manages renovation and resale. When it closes, 100% of net profit — after our fixed fee — goes directly to your investor. You list the resale.
Program terms
Hillstone is not a hard money lender. There is no extension of credit, no interest rate, no monthly payment schedule. We enter a capital agreement with your investor — clean, documented, and fully aligned. We profit only when the project succeeds.
All Hillstone fees are deferred to resale. Your investor writes one check at launch — their 10% — and nothing else until closing.
