What does the funding actually cover?

Hillstone funds 90% of the total project cost. This includes the acquisition price of the property and the full approved renovation budget. Your 10% contribution covers the remaining portion of the total project cost and is collected at launch.
Are there any monthly payments or ongoing costs?

None. There are no monthly interest payments, no debt service expenses, and no ongoing costs during the project. All Hillstone fees — including the program fee and finance carry — are deferred to the resale of the property. You contribute once at launch and nothing else until closing.
What are Hillstone's fees?

Hillstone charges a program fee of 4.99% of the final resale price and a finance carry of 0.75% per month on Hillstone's total capital outlay. Both fees are deferred to closing — nothing is owed until the property sells.

Do I need good credit to qualify?

No. There is no credit check, no DTI requirement, and no lender approval process. Hillstone underwrites on the deal — the property's after-repair value and the project economics — not the borrower's personal financial profile.
Can I manage the renovation myself?

Yes. You can use your own contractors and manage the renovation directly, or Hillstone can provide a dedicated team to handle everything from planning through sale. If you opt for Hillstone's project management, the cost is included in the renovation budget with a 10% markup on costs incurred.
What states do you operate in?

All 50 states, with active major metro areas preferred. Total project cost must fall between $300K and $5M. Target turn-time is 4 months from purchase to resale. Eligible property types include SFRs, condos, townhomes, and 2–4 unit residential properties.
Can I flip my own home?

Absolutely. We specialize in helping homeowners sell for maximum value — even if the home needs renovations first. We'll pay off your existing mortgage, cover all renovation costs, and manage the project from start to finish. We can also structure an upfront payout for most of your home's current as-is value, delivered within weeks of kicking off the project.
